  • Finance: usually harder than normal residential property, only a few banks will provide finance ( st. George ), LVR is 70%. further restriction may apply for properties with less 50 sqm
  • harder to sell
  • little capital gain (maybe except within Sydney CBD), but good cash flow, good depreciation (Eg. fixture & furniture)
  • terms ( eg: outgoing ) varies hence need to pay more attention
    • council rate, service management fee,body corporate bee, sinking fund etc
    • cost to refurbish the apartment at the end of each lease (5 year) review
    • ownership of the furniture in apartment keyword search : service apartment annual increases, astute investor
